The Goals and Policies that Help 71Xsuites Strive to be the Healthiest Co-Working Space in Austin

The health and safety of the entire 71Xsuites community continues to be a top priority of 71Xsuites. This commitment began with the design of the building, which incorporates large windows and deep overhangs to optimize natural passive lighting, allowing many clients to work without relying on the electric lighting. It continued with the design and construction of the interior, including an HVAC system engineered to deliver fresh air directly to each individual office on demand. No office receives forced air from any other office; this level of individualized fresh air delivery is truly uncommon among Austin coworking and executive suite spaces.

This page outlines additional steps 71Xsuites takes to help reduce the risk of viruses including COVID-19, in accordance with the procedures recommended by the U.S. Center for Disease Control (CDC) at the height of the pandemic. Our staff and cleaning crew follow preventive protocols such as frequent hand-washing, enhanced cleaning of high-touch surfaces, and the use of facial coverings when there appears to be an incident of illness.

Because of the nature of workplace interactions, it is impossible for 71Xsuites to ensure that all best practices are met at all times. Maintaining this standard of care is a shared responsibility between 71Xsuites and its clients and requires joint efforts to help minimize the risk of infection. To support this effort, 71Xsuites provides ample disinfecting wipes and hand sanitizer stations throughout the center for use by our clients and their employees, principals, agents, and  guests to disinfect all common surfaces as they are used. Consideration of the safety of others ultimately benefits our entire community.

To help keep our community and their families safe, the following supplies are available for our clients to use at the office or at home:

Our First Layer of Protection:

Variant Refrigerant Flow (VRV/VRF) HVAC Systems, We Are Lucky!

Our building is rated a two-star Austin Green Building, for which we had to meet sustainability and healthy building standards set by Austin Energy. Our Daikin Variable Refrigerant Volume (VRV) system was chosen as the premier efficient energy method. We decided to upgrade the HVAC system to Daiken’s VRV so that each individual office has its own thermostat and receives segregated fresh air directly from the outside roof units. Having a direct air source supports our goal of mitigating COVID-19 risk in our community. This level of technology is extraordinarily rare amongst office buildings; we are lucky!

According to research studies, ventilation systems have been reported as a way of transmission/spreading of infectious diseases such as measles, tuberculosis, chickenpox, influenza, smallpox, and SARS. The VRF system is designed to improve indoor air quality by using up to 100% fresh airflow and ventilation directly to each office, minimizing recirculation of air from other spaces within the same system.

Fresh Airflow Ventilation System

The airflow path matters because air is the primary carrier of heat, moisture, contaminant, and airborne particulates in buildings. An adequate supply of outdoor air is essential to eliminating indoor pollutants, said Kishor Khankari, Ph.D., Fellow ASHRAE, president.

Our Second Layer of Protection: GPS NPBI Air Purification Device

In response to COVID-19, we exceeded CDC recommendations. For every fan coil unit in our building, we have installed the GPS NPBI Air Purification Device with needlepoint bipolar ionization (NPBI) technology as an added layer of protection for safe indoor air quality. This device is in addition to an office’s typical air filters and purifies the air by eliminating airborne particulates, odors, and pathogens. GPS, a leader in Indoor Air Quality, was the first air purification company to test SARS-CoV-2 and achieved a 99.4% reduction of the surface strain within 30 minutes.
